Why North Idaho Continues to Attract Home Buyers

North Idaho has become one of the most talked-about relocation destinations in the Inland Northwest.

People aren't coming here for just one reason. They're drawn by the combination of outdoor recreation, smaller communities, beautiful lakes, access to Spokane, and the lifestyle that comes with living in the Idaho Panhandle.

More Than Just Coeur d'Alene

One of the biggest advantages of North Idaho is the variety of communities.

You can choose a more urban lifestyle in Coeur d'Alene, look toward Post Falls for growth and access to Spokane, consider Hayden for its residential atmosphere and lake access, or head farther north toward Sandpoint for a distinctly mountain-and-lake lifestyle.

Each community has its own housing market.

For example, recent data showed median sale prices around $590K in Coeur d'Alene, $560K in Hayden, $525K in Post Falls, and $520K in Sandpoint.

Those numbers demonstrate why looking at "North Idaho" as one single market can be misleading.

Why Are People Moving Here?

For many buyers, lifestyle is a major factor.

North Idaho offers:

  • Lakes and waterways
  • Hiking and biking
  • Skiing and winter recreation
  • Mountain scenery
  • Smaller communities
  • Access to Spokane
  • Outdoor-oriented neighborhoods
  • Space for larger properties outside the urban core

The region also continues to experience population growth and housing demand, while local builders work to add new housing throughout Kootenai County.

The Important Part: Choosing the Right Community

A buyer relocating from another state may initially say, "I want to live near Coeur d'Alene."

But that still leaves a lot of questions.

Do you want to be close to downtown?

Do you need an easy commute to Spokane?

Would you rather have more land?

Is lake access important?

Are schools a major consideration?

Would you prefer newer construction?

Those answers can completely change which community makes the most sense.
